What is the difference between Property Management and Estate Management?
Property Management focuses on individual properties, looking after the building, tenants, leases, maintenance, and the financial performance of that specific asset on behalf of its owner. Estate Management, on the other hand, looks after the broader estate as a whole, the shared environment, common areas, security, infrastructure, contractors, and day-to-day operations of the entire scheme. At NAMI we offer Estate Management as a standalone service, independent from the managing agent, so trustees and HOA boards get focused attention on the estate itself, separate from the financial and secretarial duties of the managing agent.
Do you work with Home Owners Associations and Body Corporates?
Yes. We specialise in supporting HOAs and Body Corporates with relations, governance support, levy collection, financial reporting, and handling shared expenses such as Eskom, municipal accounts, and gardening.
How does levy collection work?
We manage the full levy collection process for HOAs and Body Corporates, issuing statements, following up on arrears, reconciling payments, and providing transparent reporting so trustees always know where the scheme stands financially.
Can you handle our municipal and utility accounts?
Absolutely. We take care of HOA and Body Corporate expenses including Eskom, municipal accounts, gardening, security, and other shared services, ensuring everything is paid on time and properly recorded.
Do we have to use you as our managing agent to get Estate Management?
No. Our Estate Management service is offered independently of the managing agent role, so you can engage us purely for on-the-ground estate operations while keeping your existing managing agent if you wish.
