    Body Corporate Management

Full managing agent services for sectional title schemes governed by the Sectional Titles Schemes Management Act.

A managing agent administers a body corporate on behalf of its trustees, collecting levies, maintaining the administrative and reserve funds, paying suppliers, keeping statutory records, and supporting trustees in discharging their duties under the STSMA. Trustees retain decision-making authority; the managing agent executes and reports.

    What we handle

Body corporate management is largely invisible when it is done well. Levies arrive, suppliers are paid, records are current, and trustees are never caught unprepared at a meeting.

    • Levy invoicing, collection and arrears recovery
    • Administrative and reserve fund accounting, with monthly statements
    • Supplier and contractor payments, and account reconciliation
    • Municipal and utility account administration
    • AGM and trustee meeting preparation, notices and minutes
    • Maintenance coordination and contractor oversight
    • Insurance administration and claims support
    • Statutory record keeping and CSOS compliance

Where the managing agent's role ends

Trustees carry real legal duties under the STSMA, and those duties cannot be delegated to a managing agent. Trustees remain responsible for decisions about the scheme; the managing agent is responsible for executing them and for keeping trustees properly informed.

This distinction matters when things go wrong. A managing agent who makes decisions that belong to the trustees has exceeded its mandate. A managing agent who withholds information trustees need has failed at its actual job.

What a body corporate is required to maintain

Two funds, kept separate. The administrative fund covers day-to-day operating costs, insurance, utilities, cleaning, security, management fees. The reserve fund covers future maintenance of common property, and under PMR 24 must be governed by a written ten-year maintenance, repair and replacement plan.

Alongside the funds sit the statutory records: the register of members, minutes of trustee and general meetings, insurance policies, the scheme's rules as registered, and financial records supporting the annual audit.

    Common questions

What does a managing agent do for a body corporate?

A managing agent administers the scheme on behalf of the trustees, collecting levies, running the administrative and reserve funds, paying suppliers, maintaining statutory records, and preparing meetings. Trustees retain decision-making authority.

Can a body corporate manage itself without an agent?

Yes. Self-management is lawful, and smaller schemes sometimes do it well. The difficulty is that trustees remain personally responsible for compliance, financial accuracy and record keeping, which becomes onerous as arrears, maintenance or disputes accumulate.

    Who appoints the managing agent?

The body corporate appoints the managing agent, usually by trustee resolution under the scheme's rules, formalised in a written management agreement setting out scope, fees and notice periods.
