    Estate Management

Day-to-day operational management of residential estates, available independently of your managing agent.

Estate management is the operational running of an estate, security, cleaning, gardening, maintenance, contractors and on-site staff. It is distinct from managing agent services, which are financial and administrative. NAMI offers estate management as a standalone service, so an estate can appoint us for operations while keeping its existing managing agent.

    Operations, not administration

Managing agent work happens in an office: levies, financials, statutory records. Estate management happens on the ground.

Many estates have an adequate managing agent and a real operational problem, contractors not showing up, security lapses nobody follows up, gardens declining, maintenance deferred until it becomes expensive. Those are different disciplines, and they are frequently confused.

    What we handle

    • Security service oversight and incident follow-up
    • Cleaning, gardening and refuse contractor management
    • Preventative and reactive maintenance scheduling
    • Contractor procurement, briefing and quality control
    • On-site staff supervision and rostering
    • Common property inspections and condition reporting
    • Access control administration
    • Weekly operational reporting to trustees or the board

    Independent of your managing agent

This is deliberate. An estate should not have to change managing agents to fix an operational problem, and it should not have to tolerate poor operations because the financial administration is working.

Where we act as estate manager alongside another managing agent, we report to the trustees or board directly and coordinate with the agent on anything with a financial consequence.

    Common questions

What is the difference between estate management and property management?

Property management focuses on individual properties and their owners, leases, rentals, maintenance of a specific unit. Estate management covers the whole estate as a community: security, shared services, contractors, common areas and on-site staff.

Can we appoint an estate manager without changing our managing agent?

Yes. NAMI offers estate management as a standalone service. You keep your existing managing agent for financial and statutory administration, and we take responsibility for day-to-day operations.

Who does the estate manager report to?

The trustees or the board, directly. Where a separate managing agent is in place, we coordinate with them on anything carrying a financial consequence.
